 • Good afternoon Doug, Great to visit with you. I have reviewed the proposed SAMPLE agreement as it has been provided. While overall, I do not have any concerns, the following are items for the Board to understand/consider and, if appropriate, see if the County might modify in the specific agreement with the Association:


        • Articles I, II and IV require that all costs associated with the construction of any amenities/facilities/trails/etc. to be paid by the Association;

        • Article V places requires the Association to maintain and repair any amenities/facilities/trails/etc. as well as maintain the entire Recreational Area;

        • Article VIII requires that the Recreational Area is open to the public and that no fee can be charged for entry or use to anyone even if not a member of the Association; and

        • Article IX only requires a 30 day notice to terminate the agreement, it might be worth seeing if that could be extended to 60 days instead.

 • Doug, Thanks for the call earlier this week, and we are excited that the community voted in favor of proceeding with the full drainage project to include conversion of the existing pond into a detention facility. We acknowledge the POA’s desire to finalize property negotiations and execute the interlocal agreement. HCED will coordinate with the engineer of record to determine when the two exhibits will be completed and schedule a meeting to sit down with the executive board on the options for adding any additional betterments to the project.


In addition to the progression of the ILA, we have submitted a grant application for 100% of the estimated construction costs. The timing of that funding is still unknown at this time, but we anticipate the February/March 2024 timeframe. • 


June 27, 2023

 • This evening we held a special meeting to announce the results of the vote taken on whether to accept the financial amount offered by Harris County of the lake area easement. The counts are as follows:


 • Ballots sent: 224
 • Votes Received: 126
 • For Acceptance: 87
 • Against Acceptance: 39
 • The “For’s” have it with a 69% majority


Congratulations, we now have a stress relieving $450,000 heading to our bank account. Next step is to negotiate the terms and services of the final agreement •

September 17, 2020 Although we haven't heard from any of the Harris County Project Managers the photos were taken September 17, 2020. These are from behind Timberlake Drive starting on the Ravensway end. They are working their way towards Cypress North Houston. These pipe sections are large enough for an adult to stand upright and they are burying those three across. It all seems pretty impressive.



September 19, 2020 Saturday they started fabricating a junction box to create a "T" in order to graft in the pipe that will run through the ditch that runs between the homes on Sandy Brook and Park Forest. Please see the last image of the HCFCD map I have circled the area this construction is being performed. You can also see on this map the drainage pipe that is planned to be installed (in yellow) throughout the neighborhood.



October 15, 2020 After the hard rains there were several days spent in clearing the burried piping of mud and debris. After they were cleared the junction box was framed in and concrete poured. The last picture is how far they have gotten in the main pipe construction, it was taken directly behind my home at 12802 Timberlake Drive. Personally, I am impressed at the rate of speed these workers can lay this pipe down.




November 04, 2020 These images were taken between October20 and November 04. Starting with the junction box completed (see September 19 and October 15 images) and covered. More laying of the 3 row pipe and reducing to 2 row behind 12714 Timberlake with images of fabricating a second junction box. See also the movie clip showing how accurately these workers handle the materials.
